Tenant-in-Common Real Estate Investing
TIC investing is a form of real estate ownership where a property owner holds title to an undivided fractional interest in a single, large commercial property with other co-owners. This allows individuals to buy ownership in properties they might not otherwise have the access to buy on their own. The co-owner investors are not limited partners or an entity, but individual owners, each receiving an individual deed at closing for his or her undivided percentage interest in the entire property. Each owner has the same rights that a single owner would enjoy and may sell or deed this portion of ownership just as with 100 percent single ownership properties. These properties are located through a sponsor, packaged, and sold to accredited investors through a registered financial advisor as a private placement securities offering.
