LLC REAL ESTATE INVESTING
LLC investing is a form of real estate ownership in which a property owner holds a membership interest in a Limited Liability Company owning a single property. This allows individuals to buy ownership in properties they might not otherwise have access to buy on their own. The co-investors are limited partners of an entity, not individual owners, each receiving membership share in the LLC at closing for his or her percentage interest in the company. Much like a limited partnership, investors may receive cash distributions from the LLC and an IRS K-1 information return each year for preparation of their individual tax returns. These LLC investment properties are located through a sponsor, packaged, and sold to accredited investors through a registered representative and broker/dealer as a private placement securities offering.
