Stable Cash Flow from Master Lease
Our Master Lease structure offers predictable monthly payments and minimizes down-side risk to investors. We operate the property, and you can relax and enjoy monthly investment returns without any management headaches. Even if a property experiences a short-term deficit, Christopher Place remains obligated to pay the investors the full contracted cash payment. The property-level Master Lease makes us responsible for all operating expenses, capital improvements, and debt service.

Our acquisition due diligence process is exhaustive. We take a “forensic approach” to analyzing each senior property investment opportunity to ensure that all properties we buy live up to long-term expectations.

Sensible Financing
We believe in utilizing only the most conservative fixed-rate, non-recourse, low-leverage debt structures. All property mortgages are fully amortizing with no personal guarantees to investors (with the exception of certain standard recourse carve-outs), which translates into higher overall returns to investors with less risk.

Certainty of Execution
Christopher Place has the depth of financial resources to close transactions quickly. Every transaction has fixed-term loan commitments in place prior to being offered to investors. This ensures prompt delivery of closing obligations on time to begin your investment returns.

Return on Investment
Since 2003, Christopher Place investments in senior housing have produced consistent distributions of between 7 and 12 percent. Although none of our portfolio has been sold to date, we estimate that senior housing property values have increased significantly for our investors based upon capitalization rate market data provided by the National Investment Center (NIC).
